MBN realise a new administrative building
In complex construction projects, meeting or even undercutting the tight cost and time limits is only possible through high efficiency. Very good results can be achieved by applying LEAN management in the construction industry. On behalf of the Beteiligungs- und Vermögensgesellschaft mbH Landkreis Osnabrück we have constructed an extension building with a gross floor area of 4,648 m2 at the Kreishaus in Osnabrück using the LEAN method. As a total contractor, Beteiligungs- und Vermögensverwaltungsgesellschaft mbH Landkreis Osnabrück, we were responsible for the turnkey realisation, including all planning services.
Due to the increase of tasks there had been an increased demand for office space in the district hall for years. With the expansion, 118 new office units with meeting and ancillary rooms were created. Users are, among others, the district administration, the adult education centre Osnabrück-Land, the municipal employment agency “Maßarbeit” as well as the economic development of the district.
The four-storey, cubic new building is a composition of a two- and three-storey building. Due to its orthogonality, it blends harmoniously into the existing building. The two-storey building is connected to the south-eastern wing of the existing building in one axis, optically separated by a glass joint, while the three-storey building is slightly curved.
is shifted to the south. The perforated façade is characterised by a double-shell, ventilated brickwork with clinkers. On levels 2 to 4, the extension and the existing building are connected by a passageway. The foundation of the building and the sloping storey were executed in WU quality. To supply the entire district house with fire-fighting water, a fire-fighting water tank was erected on the sloping floor.
The interior fittings of the rooms were also part of the turnkey construction. The quality of the materials is based on the equipment of the existing building. For example, the offices are equipped with textile floor coverings and the staircases with concrete blocks. The ceilings are predominantly designed as suspended grid ceilings, in the meeting rooms as perforated acoustic ceilings. In many areas of the interior design, the realisation was also optimised in terms of time. For example, the use of room-high non-woven wallpapers from the roll with a width of 3.00 m saved a great deal of time during the painting work in order to meet the tight deadlines.
Thanks to the use of LEAN-Construction, the very short realisation period of only one year was undercut as well as the planned construction costs. The first offices were already occupied in December 2019.
