As part of the “Bündnis für das Wohnen” (“alliance for living”), the builder association consisting of the Behrendt Group, the SAGA Unternhemensgruppe, the cooperative building society FLUWOG-Nordmark eG and the joint building venture EinDach GbR planed on building about 207 family- and senior-friendly apartments with a total floor area of 21 000 m² on the area of the former “Allgemeinen Krankenhaus Eilbek”. The area was split into the four panels A, B, C and D. Our Hamburg branch was significantly involved in building the panels A and B.
For the SAGA Unternehmensgruppe we built 58 turnkey apartments on panel A. For the FLUWOG-Nordmark eG, we did the extended preliminary building works including the facade and roof for 57 apartments on panel B. These apartments are structured into four connected building parts. The outer design of the six to eight-story buildings refers to the district of ‘Barmbek’ with its typical brick buildings from the 1920s, the so-called “rotes Barmbek” (“red Barmbek”).
The apartment complex consists of mainly family- and senior-friendly apartments with a high energetic standard. More than 50% of those apartments are subsidized. Overhanging head constructions on the west side, towards the Grete-Zabe-Weg, make the building very recognizable and create residential courtyards for more clear structure of the complex. The dark red clinker facade with roofed balconies is structured in a pattern, which allows viewers to recognize the stacking of the different apartments types from the outside. Both, the first and last floor, are designed to set apart from the rest of the building. The facade facing the east side was designed to be especially noise resistant. Since the building was designed to meet the “KfW-55-Effizienzhaus” standard and the current energy-saving regulations, it is especially energy-efficient.
The apartments were built as solid construction and the facade with facing bricks. The external walls, as well as the interior walls, were built as bearing walling. The walls of the lift shaft and the exterior walls of the basement were made with reinforced concrete. The foot and the external walls of the basement were made in a “white tub” style, meaning that a waterproof reinforced concrete construction is used. The buildings A/B and C/D each have an underground car park.
The building on panel A was finished in spring 2019.
